Q.2 Is the Condo Hotels Sedake only available to be purchased by Enagic Distributors?

Yes, ownership of the condo hotel is available to Enagic distributors only, but reservations to stay at the hotel are open to guests.

Q.3 Is there value as an investment property?

Condo hotels are designed to provide a vacation home lifestyle, similar to resort condominiums and resort memberships, rather than being short-term investment properties.
During periods when the owner is not using the property, it can be operated as a hotel, generating income (yield).
This income (yield) can cover maintenance fees, management fees, insurance costs, and property taxes.
Please consider it as one of your asset diversification options.

Q.4 What are the advantages and disadvantages of being a condo hotel owner?

・Various owner benefits: Stay free for two weeks(twice a year), discounts on food and hotel facilities, discounts at Sedake Country Club, and discounts at Enagic facilities.
・No need for owners to maintain, manage, or repair the property.
・Operational profits and asset value maintenance by the hotel management company.
《Disadvantages》
・Accommodation fees are required beyond the two-week free period.
・Reservations are required in advance.

Q.5 Can overseas residents purchase?

・Yes, foreigners can buy property in Japan with no special restrictions.
・Under the World Trade Organization (WTO) agreement called GATS (General Agreement on Trade in Services) from 1994, Japan allows international buyers to purchase real estate without visa, residency, or nationality requirements.
・You can buy property in the same way as a Japanese citizen.

Q.6 What happens when the owner is not using the property?

En-Enterprise Co., a group company of Enagic, will operate it as a hotel and pay back the operational profits to the owner.

Q.7 How much is the hotel operational profit, and how is it paid?

It is expected to be 3-3.5% of the purchase price of each room annually.
After deducting the maintenance costs, management fees, insurance costs, and property taxes for the guest rooms and building, the effective rate will be around 2.5%.
The income to the owner will be made every three months.

Q.8 How can I purchase it?

・Please fill out the application form for the room you wish to purchase and submit it to the representative of the condo hotel.
・The down payment and monthly payments will vary depending on the room.
・First, you will be required to pay the down payment, after which the monthly payment amount will be determined. Payment methods include bank transfer, check, or payment through the GFS of Enagic distributors.
・When the Enagic Condo Hotel is completed, you will have the option to either switch to a full payment or continue with installment payments. Once the total payment has been completed and ownership is acquired, you will be eligible to receive the hotel’s operating profits.

Q.9 Can it be purchased under a corporate name?

Yes. You will receive the same services and usage as with an individual name.

Q.15 Are there property taxes on real estate in Japan?

・All taxes and expenses related to the property—such as fixed asset tax, city planning tax, and utility costs—will be paid by the seller (Enagic International Co. Ltd.) up until the day before full payment is completed.
・After ownership is transferred to the buyer, necessary expenses such as maintenance fees, insurance, and taxes will apply.
・It is expected that these necessary expenses will be covered by the hotel management company, and a profit share of 2.5% of the condo-hotel purchase price will be provided. Therefore, Japanese taxes and other fees will be deducted before the profit share is distributed.
・If you are required to report rental income from foreign property on your tax return, please check the rules and requirements in your home country.

Q.16 Is there a limit on the number of weeks or months you can stay at a condo hotel?

・When the owner is not using the property, it can be rented out as a hotel, so there are no restrictions on how long a guest can stay.
・However, the owner of the unit is entitled to two weeks of free accommodation. If they wish to stay longer, they will need to pay for the additional days. This policy helps cover maintenance, service fees, and other expenses by keeping the unit available for rental.

Q.17 Will I receive rental income even if my unit is not rented out? Also, what kind of returns can be expected?

・Regardless of whether the unit is operated as a hotel or not, you will receive a fixed rental income.
・The effective return is approximately 2.5% of the purchase price.
・However, this 2.5% is not guaranteed indefinitely. If the hotel cannot operate due to repairs, maintenance, natural disasters, or other reasons, the owner will be notified in advance.

Q.18 Will the restaurant, karaoke room, fitness center and all the others amenities be open all year round or closed for some months?

・Since it does not snow in Okinawa, the facility can be used year-round. However, they may occasionally close for private events, maintenance, renovations, or other reasons. Also, in case of typhoons, earthquakes, or other natural disasters.

Q.19 What does the insurance cover, and who is responsible for repairs?

・Repair costs for continued use or wear and tear inside the room will be covered by the management company, so there will be no burden on the owner.
・It is not recommended that the owner leave personal belongings in the unit, to avoid the risk of items being damaged or lost.

Q.21 Will there be a charge to owners or guests to use the Golf Simulation Room, Fitness Center the Karaoke Bar?

・The Pool, Sauna with Large Bath, and Fitness Gym are free for both owners and guests.
・For hotel facilities such as the Massage Room, Golf Simulation Room, and Karaoke Bar, owners and guests will receive a 20% to 50% discount on usage fees.
・Dining at the Restaurant and Business Lounge is available with a 20% discount.
・Golf at Enagic Sedake Country Club comes with a 50% discount on play fees.

Q.22 Will the common areas be only for the owners and guests or will the general public be able to use them?

・Only the Karaoke Room will be accessible to the general public, and it will have a separate entrance.
・To ensure our owners’ and guests’ privacy, all other common facilities will be exclusively for their use.

Q.23 How far is the Enagic Sedake Country Club from the hotel?

・It takes just a 3-minute golf cart ride from Enagic Sedake Country Club to the hotel, making it very convenient for you to enjoy golfing right from your accommodation.
・This is a cart exclusively for the condo hotel and country club.
・Since it is driven on private roads, a driver's license is not required.

Q.24 Since all the units are the same square footage, what’s the difference between the 3 Junior type models?

・The main differences lie in the bathroom features and layout:
ⅰ. Junior Suite Type C has a shower room.
ⅱ.Type C1 includes a bathtub.
ⅲ.Type C2 also includes a bathtub and is designed with handicap accessibility.
・Additionally, the layout and design of the living room, dining area, and kitchen vary slightly between the three types.

Q.25 Is the K8 and the Anespa included in the unit I reserved or just for the more expensive apartments?
